1.     Plot plan identifying boundaries and utilities

 

From this information, draw a site plan showing all identified boundaries, utilities, and surface features.

 

     Property boundaries starting at the northwest corner and going at 90 8 for 240’, then at 180 8 for 360’, then at 2708 for 200 ‘ and close on the northwest starting point.

     The north property line is the centerline of a 16’ wide street that has a 50’ right-of-way on each side of the centerline of the street.

     A sanitary sewer line enters the north property line 15’ to the east of the west end and exits at the west end of the south property line. The line runs straight through the property. The sanitary sewer easement is 25’ wide.

     An electric line runs parallel to the east boundary line. It is 10’ onto the neighbor’s property. The electric company has a 25’ easement.

     Zoning requires a 10’ setback from the edge of the road to any drive or parking lot and 30’ setback from the edge of the road to any building.

     Zoning requires a 10’ setback from all other property lines.

     A bike path crosses the southwest section of the land. It enters the property 25’ (along the property line) north of the southwest corner and exits the property 30’ east of the southwest corner.

 

2          Building and parking lot

 

On the site from above, show a proposed location of a 42’ wide by 96’ long office building.

 

     Because of the type of construction (based on materials used), the building must be at least 30’ from all property lines. The plan is for future buildings on the site to form a “U” arrangement. The buildings front onto the “U”

     Road entrance from the street along the north property line is to be and located at the northeast corner of the property.

     Provide diagonal parking in front of the buildings along both sides of a drive.

     Walks are to connect to a sidewalk along the street and extend to all buildings.
